Gutter surveys in Clerkenwell: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Clerkenwell has a long history of building, with Dr Johnson's House about 0.8 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Brunswick Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around King Square Gardens shed leaves that can end up in nearby gutters.

Gutter survey in Clerkenwell: what you get

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, downpipes and outlets and hoppers, and people most frequently book us about soffits marked by water and leaks at the gutter joints.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Clerkenwell are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

After the visit, you get a report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Clerkenwell: your questions answered

Can a landlord with a rental near Farringdon station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

How do I find out if my home in Clerkenwell is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What’s the best way to book?

Simply ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

What will the report tell me?

A report with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from every safe vantage point
  • The inside of buried drains
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

What we look at

  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers

Leave it or get it looked at?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Clerkenwell we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Getting a price

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What we need to know

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

When you’re ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Signs you need a gutter survey in Clerkenwell

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Signs worth acting on include:

  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets
  • Overflowing eaves gutters
  • Rotten fascias or stained soffits

For site and facilities teams at buildings such as St Peter and St Paul RC Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Their track record with similar roofs
