Gutter survey in Holborn

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you’ve noticed gutters packed with leaves or moss and gutters that have fallen out of line, we can find out what’s behind it, on outlets and hoppers, valley gutters and parapet and box gutters alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in Holborn, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If it isn’t your property yet, arrange access through the agent

Arrange a survey

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Landlord and commercial surveys in Holborn

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Questions from Holborn

I let a flat near Farringdon station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can parking be tricky for a visit in Holborn?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Do you work in Holborn?

Yes. We survey roofs in Holborn and the rest of Greater London. To book, phone 07833 053749 or send us an email.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

How we price gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • House, block, shop or office
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium

For a price for your roof in Holborn, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

If you can, have these to hand when you contact us:

  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Booking is simple: just ring 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. The price is agreed up front.

Gutter surveys around Holborn

Dr Johnson's House, about 0.4 miles south-east, is one of the historic houses in the wider area around Holborn. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Holborn is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like St Alban's Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near Brunswick Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Farringdon station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Holborn is about 2 miles north-west of London, in Greater London. Surveys in Holborn work the same way as everywhere we cover: a careful inspection, photos and a written report. Holborn is one of the towns and villages in Greater London where we work.

We cover every part of the WC1X, WC1N and EC1R postcode area for gutter surveys and the streets around it. Local streets include Shoe Lane, Drury Lane and New Square, and we cover them all. If you are just outside Holborn, we cover Farringdon (1 mile east), St Pancras (1 mile north-west), Clare Market (1 mile south), Smithfield (1 mile east) and Temple Bar (1 mile south). Larger places within reach include Kensington (4 miles west), Walthamstow (6 miles north-east), Hampstead (4 miles north-west), Ruislip (13 miles west), Brompton (3 miles south-west) and Stockwell (4 miles south).

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
