Gutter survey in Kings Cross

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We are often asked to look into water spilling over the gutter edge and gutters full of debris and silt, across parapet and box gutters, fascias and soffits and outlets and hoppers.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What this survey cannot tell you

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that can’t be seen safely
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roofs we survey in Kings Cross

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Common roof problems in Kings Cross

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

We are often asked to look at:

  • Overflowing eaves gutters
  • Valley or box gutters that overflow inside
  • Leaves and moss blocking gutters
  • Blocked outlets and hoppers

If you live in an older home near Holy Cross Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

What a survey costs

Several things affect the price of a survey:

  • Which survey package you book
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

These details help when you contact us:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

What we do, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so a visit in Kings Cross moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Keep pets in another room
  • Make sure we can get to the back of the property

Advice

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Leave gutter checks at height to someone equipped for it
  • Check downpipe clips are holding
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Roofs, chimneys and gutters in Kings Cross

About 1.2 miles south-east lies Dr Johnson's House, a reminder of how long the area around Kings Cross has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a shop, office or commercial unit, for example near Brunswick Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you let a flat or house near London Kings Cross station, a dated record of the roof is useful when planning maintenance across a let.

Common questions in Kings Cross

I let a flat near London Kings Cross station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

Does a conservation area affect roof work in Kings Cross?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
