About our roof leak investigation in Hampton Hill
On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. We are often asked to look into water coming in around a roof light or dormer and water that shows only in certain storms, on flat roof details, the roof space and chimney stacks.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Hampton Hill, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Questions from Hampton Hill
Do you carry out roof surveys in Hampton Hill?
We do. The survey and report are the same in Hampton Hill as anywhere else.
Is parking a problem for a survey in Hampton Hill?
Typically it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Why is the stain in a different place from the leak?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.
Can you find a leak when it is not raining?
Frequently, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Tips from our surveys
These tips come from what we see on roofs every week:
- Clear the loft hatch so we can get in
- Keep a photo record of the damp patch
- Put a bucket under the drip and move valuables
- Write down the wind direction and rain when it leaks
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
Leave it or get it looked at?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Common roof problems in Hampton Hill
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Common reasons to book include:
- A leak that comes and goes with the weather
- Drips from nail tips in a cold loft
- Drips in the loft during heavy rain
- Staining where a gutter or parapet meets the wall
Landlords with a home close to Fulwell station may find that tracing a leak quickly matters when a tenant is living with it.
Before you book anyone
- What the report includes, and whether it has photographs
- Is there a chance to talk the report through?
- Their drone registration, if they fly one
- Their track record with similar roofs
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Before the survey
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors

What a roof leak investigation looks like in Hampton Hill
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Strawberry Hill House, about 1.2 miles north-east, show how far back building in the area around Hampton Hill goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park like Carlisle Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you live in an older home near Hampton Hill United Reformed Church, lead flashings, valleys and old chimneys are typical places for water to get in.
