Roof leak investigations for homes and businesses in Hither Green

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed wet patches high on an inside wall and a leak that comes and goes with the weather, a survey will tell you what’s going on.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Hither Green, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What affects the price in Hither Green

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Booking your survey

A little information up front helps. Please include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or drop us an email.

Do you need a roof leak investigation in Hither Green?

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

We are often asked to look at:

  • Water coming in around a roof light or dormer
  • Damp underlay across a wide area
  • Wet patches on loft insulation
  • Staining where a gutter or parapet meets the wall

Take an older house close to Church of St Swithun: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
  • When you will get the report
  • Is VAT included in the price?

What to expect from a roof survey

How the survey changes by roof type

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is checked from each safe vantage point.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Hither Green: your questions answered

Do you cover Hither Green?

We do. The survey and report are the same in Hither Green as anywhere else.

Is my home in Hither Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can every leak be traced?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

How do you tell a leak from condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Surveys in Hither Green can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we are coming
  • For flats, make sure roof access has been agreed

Leaks and storm damage in Hither Green

The wider area around Hither Green has a long history of building, with Queen's House about 2 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Hither Green is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Brindishe Manor School: a leak through a large roof is often found some distance from where the water shows inside. Homes near green spaces such as Manor House Gardens can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
