Roof leak investigation in Mill Meads: what you get

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. Typical surveys look at damp on a chimney breast and leaks at a dormer or roof window, on the roof space, chimney stacks and lead flashings.

Water getting into a London home frequently comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Mill Meads, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof leak investigations around Mill Meads

With Sutton House about 2.4 miles north-west, Mill Meads sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Mill Meads is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these roof types has its own typical places for water to get in.

If you own a rental within reach of West Ham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park such as Bob's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Mill Meads is about 1 mile south of Stratford, in Greater London. In Mill Meads, as across Greater London, every roof gets the same careful survey. Mill Meads is one of the places in Greater London where we work.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • The repair itself (the investigation finds and reports the cause)
  • Faults hidden behind ceilings or boarding
  • Whether rotten timbers meet design loads

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Rooflights and dormers

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two on an ordinary house, and more on a big or complicated roof. In Mill Meads, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If you are buying, let the agent know when we are coming
  • Let us know where we can park nearby
  • Clear the way to the loft hatch

Common questions in Mill Meads

Is my home in Mill Meads listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Mill Meads?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Will you definitely find the leak?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

What will the report tell me?

Written findings with photos, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How much does a roof leak investigation cost in Mill Meads?

Prices start from £150, including VAT. We confirm the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What happens if roof problems are left?

A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Read our cost guide or our case studies.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we’re asked to look at in Mill Meads

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.

Most people get in touch after spotting something like this:

  • A leak that comes and goes with the weather
  • Damp ceilings under a flat roof
  • Staining around the chimney inside
  • Wet patches on loft insulation

Anyone responsible for a site like East London Science School will know that tracing a leak on a big roof starts with where the water appears and works back.
