Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the leaking roof, useful for planning maintenance.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Roof leak investigation in Wandsworth

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey slate and tile slopes, valleys and parapet gutters and the roof space, and people most often book us about wet patches on loft insulation and damp on a chimney breast.

London’s Victorian and Edwardian roofs have often been repaired many times. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Wandsworth tells the two apart where the evidence allows. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Tips that help

These tips come from what we see on roofs every week:

  • Clear the loft hatch so we can get in
  • Mention any plumbing above the damp area
  • Stay off ladders and the roof
  • Keep a photo record of the damp patch

Keep the report after the work is done. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so in Wandsworth we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

FAQs for Wandsworth

Is parking a problem for a survey in Wandsworth?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in Wandsworth is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How do I book a survey in Wandsworth?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Leaks and storm damage in Wandsworth

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in. The wider area around Wandsworth has a long history of building, with Fulham Palace about 1.5 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Anne's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Homes near green spaces such as King George's Park can get more leaves in their gutters in autumn. If you run a business near Southside Wandsworth, finding where water is getting in quickly keeps disruption down.

Different roofs, different checks

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. In Wandsworth, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the exact price before booking.
