How a landlord roof survey works in Wandsworth

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. If you are worried about leaking joints at party walls and damp or stains in top-floor flats, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Wandsworth are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Deal with urgent items first
  • Survey the roof on a regular cycle
  • Hold on to old reports to compare later
  • Arrange flat access in advance

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

Leave it or get it looked at?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In Wandsworth, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Prices quoted always include VAT, and the report is not charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Landlord roof surveys in Wandsworth: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Fulham Palace, about 1.5 miles north-west, show how far back building in the area around Wandsworth goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church such as St Anne's Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as St Anne's CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Living close to King George's Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Wandsworth questions

Is parking a problem for a survey in Wandsworth?

Sometimes, yes. If Wandsworth has controlled parking where you are, a visitor permit is the easiest answer.

How do I find out if my home in Wandsworth is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll explain what’s needed.

How long will you be on site?

A visit typically takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange it.

Who normally books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Can your report let us know who pays for the roof work?

No. Who pays is typically set by the lease and we do not give legal advice. What we provide is a clear record of the roof’s condition to help those discussions.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

To price your survey accurately, we will ask about:

  • What made you get in touch
  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • The address and postcode of the property

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Honest limits

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • Responsibility under a lease

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In Wandsworth, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

Once you know what you need, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
