How a landlord roof survey works in Earlsfield
The lease normally decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed flashings that have come away and missing or loose roof coverings, a survey will tell you what’s going on.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Do you need a landlord roof survey in Earlsfield?
A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.
Look out for signs like these:
- Splits and blisters in flat roof coverings
- Damaged pots and flaunching
- Choked outlets and gutters
- Damp or stains in top-floor flats
Landlords with a home close to Earlsfield station may find that a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- What the survey will not cover
- What experience they bring
- Whether the roof space is looked at, where there is one
- Their drone registration, if they fly one
What happens on the day
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. London terraces rarely offer a view of the whole roof from one spot, so in Earlsfield we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Point out any leaks or damp patches
- For flats, make sure roof access has been agreed

What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
How the survey changes by roof type
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands where we can see them safely.

Common questions in Earlsfield
Can a landlord with a rental near Earlsfield station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can parking be tricky for a visit in Earlsfield?
Parking in Earlsfield, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates but it gives contractors a clear brief.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. The written report follows by email.
Does the weather affect the survey?
A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Landlord roof surveys around Earlsfield
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Fulham Palace, about 2.3 miles north-west, is one of the historic houses in the wider area around Earlsfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Shop and office owners around Southside Wandsworth may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as St John the Divine are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

- Responsibility under a lease
- Areas behind locked flats or blocked hatches
