DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Landlord roof surveys for homes and businesses in Southfields

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed worn ridges, hips and verges and damaged party-wall upstands or parapets, a survey will tell you what’s going on, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Southfields with this kind of roof, the hidden gutter is one of the first things to check.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Honest limits

To be straight with you, a roof survey has limits:

  • Responsibility under a lease
  • A full structural assessment of the building
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What we check

  • Gutters and downpipes
  • Shared roofs
  • Rented houses
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

Advice

Local roofs in Southfields

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Fulham Palace, about 1.9 miles north-west, is one of the historic houses in the wider area around Southfields. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live near a park such as King George's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a building such as Floreat Wandsworth Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as St John the Divine, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

Landlords and agents in Southfields book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photographs, useful for planning maintenance.

Why it is worth a survey now in Southfields

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Your questions about landlord roof surveys in Southfields

Will parking be an issue for a roof survey in Southfields?

Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can a landlord with a rental near Earlsfield station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
