Landlord roof survey in Battersea: what you get
Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey rented houses, converted houses and gutters and downpipes, and people most often book us about damaged pots and flaunching and gutters overflowing onto walls.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we are asked to look at in Battersea
A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Look out for signs like these:
- Gutters overflowing onto walls
- Damaged party-wall upstands or parapets
- Cracked or lifting flashings
- Slipped or missing slates and tiles
If you run a business near Southside Wandsworth, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Questions to ask before you book
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
- Are they insured for the work?
- Whether VAT is added on top
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Book gutter clearing at least once a year
- Ask your managing agent about lease terms
- Don’t wait for a leak to survey the roof
- Act on high-priority defects quickly
The report comes with photos and written recommendations, prioritised by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for a single let house, with blocks of flats taking longer. In Battersea, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Preparing for the visit
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
Booking a survey
Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
Advice
Different roofs, different checks
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.
Roofs, chimneys and gutters in Battersea
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Battersea has a long history of building, with Carlyle's House about 1.4 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Living close to Imperial Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Clapham Junction station, the gap between tenancies is a good time to have the roof looked at.

FAQs for Battersea
I let a flat near Clapham Junction station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
Does a conservation area affect roof work in Battersea?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
How do I book a survey in Battersea?
The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Responsibility under a lease
- Parts of the roof we cannot safely see or access
- A full building survey of every part of the property
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
