Chimney survey in Battersea

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed bricks with flaking faces and a chimney out of line, we can find out what’s behind it, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Battersea with this kind of roof, the hidden gutter is one of the first things to check.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Battersea

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Battersea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 1.4 miles north lies Carlyle's House, a reminder of how long the area around Battersea has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Clapham Junction station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park like Imperial Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

When to book a survey in Battersea

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Signs worth acting on include:

  • Mortar washing out of the joints
  • Damp on a chimney breast inside
  • A chimney out of line
  • Bricks with flaking faces

If your house is among the older ones in the streets near Clapham Welsh Presbyterian Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking anyone

  • Will the report include photos?
  • Whether the roof space is looked at, where there is one
  • Whether VAT is in the quoted price
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Your questions about chimney surveys in Battersea

Can parking be tricky for a visit in Battersea?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Battersea?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How can you see the top of the stack?

We look from the ground, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Do you work in Battersea?

Yes. We cover Battersea and the rest of Greater London, as part of our work across London and the South East. For a price, call 07833 053749 or drop us an email.

Do you inspect shared chimneys?

Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photos.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Why act early in Battersea

If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Every finding written up with photos

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Keep the report to compare against at the next survey
  • Have brackets on the chimney checked
  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

What we do, step by step

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two for most homes, a little longer where there are several stacks. In Battersea, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Make sure the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of

How to book

Booking is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
