Gutter survey in Battersea: what you get
We carry out gutter surveys in Battersea as part of our cover across London and South East England. On the day, we inspect what can be seen safely from ground level, windows, the loft space and the roof where it’s safe. A visit usually takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Afterwards, you get a written report with photos and recommendations. We are often asked to look into water spilling over the gutter edge and choked outlets or hopper heads, on downpipes, parapet and box gutters and eaves gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Questions from Battersea
Can parking be tricky for a visit in Battersea?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you survey roofs for landlords with property near Clapham Junction station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

How we price gutter surveys
To price your survey, we check:
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
If you can, have these to hand when you contact us:
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
- What’s prompted the survey
- The style of property, from a terrace to a block
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.
What happens on the day
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Battersea runs like any other.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at

Battersea homes and their roofs
Carlyle's House, about 1.4 miles north, is one of the historic houses in the wider area around Battersea. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Clapham Junction station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Clapham Welsh Presbyterian Church are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why act early in Battersea
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Useful tips for Battersea property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Watch the gutters during heavy rain
- Note any damp stains below the gutters
- Have gutters cleared at least once a year
- Keep climbers away from the eaves
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.
Common roof problems in Battersea
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
A survey can pick up problems like:
- Brackets that have dropped or snapped
- Soffits marked by water
- Cracked or loose downpipes
- Water backing up from a hidden gutter
Shop and office owners around Southside Wandsworth may find that a roof report helps plan work around trading rather than after a leak.
Before booking any roof surveyor
- Will the report include photos?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether any drone flown is registered with the CAA
- Their track record with similar roofs
