Your questions about pre-purchase roof surveys in Earlsfield
Will parking be an issue for a roof survey in Earlsfield?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
How do I find out if my home in Earlsfield is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
Will you need to get into the loft?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
How long will you be at the property?
On site, it typically takes an hour or two at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
Pre-purchase roof surveys for homes and businesses in Earlsfield
We survey roofs for buyers in Earlsfield and across London and the South East. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or drop us an email. We’re often asked to look into worn or lifted lead flashings and gaps where slates or tiles have come loose, across lead flashings and valleys, chimney stacks and clay and concrete tiles.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Earlsfield or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease normally sets out who is responsible for the roof.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Pre-purchase roof surveys in Earlsfield: local notes
The flight restriction zone around London Heliport in Battersea covers Earlsfield, or comes right up to its edge. If your survey includes the drone, permission from the heliport is needed first, and the flight only goes ahead if it’s given. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Earlsfield is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
With Fulham Palace about 2.3 miles north-west, the area around Earlsfield has a long history. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. Earlsfield is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. If you own a rental within reach of Earlsfield station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a survey costs
Our packages start from £150, including VAT. The price for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- Roof area
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.
Helping us price your survey
We’ll typically ask about:
- What made you get in touch
- Any deadline, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
- What kind of property and roof it is
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or email us.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most houses, or half a day or so for a commercial building. In Earlsfield, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Dig out any old roof reports or invoices
- Let us know about parking before the day

What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Defects hidden under coverings or inside walls without opening up
- A valuation or a promise of a lower price
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. The full list of what we check.
What we check
- Lead flashings and valleys
- Natural slate
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Clay and concrete tiles
- The roof space
Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Surveys for landlords and agents in Earlsfield
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Roof by roof
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. We look at outlets too, since a blocked one leaves water sitting on the roof.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
