Flat roof survey in Earlsfield

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. Typical surveys look at loose or cracked edge trims and upstands pulling away from walls, across single-ply membranes, mastic asphalt and GRP fibreglass.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Earlsfield, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Earlsfield, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • If it is not your property yet, arrange access through the agent
  • Make sure we can get to the back of the property

Advice

Why it is worth a survey now in Earlsfield

Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Questions from Earlsfield

Do you cover Earlsfield?

Yes. We work right across London and the South East, and Earlsfield is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Does a conservation area affect roof work in Earlsfield?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you walk on the flat roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Booking your survey

These details help when you get in touch:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Anything about access we should know
  • What’s prompted the survey

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

When you need someone else

It helps to know what a survey will not do before booking:

  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left
  • Whether the deck or joists are strong enough

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

What a flat roof survey looks like in Earlsfield

The wider area around Earlsfield has a long history of building, with Fulham Palace about 2.3 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Earlsfield is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

As a London address, Earlsfield can be tricky for parking: let us know about parking bays, permits or a driveway when you book. Take an older house close to St John the Divine: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Beatrix Potter Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep outlets clear of leaves and moss
  • Check that new brackets or units haven’t damaged the covering
  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.
