Roof leak investigation in North Hyde
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. We survey flat roof details, slate and tile slopes and chimney stacks, and the problems we’re asked to look at most are leaks below a flat extension roof and leaks at a dormer or roof window.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in North Hyde, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.
Where we cannot see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Why act early in North Hyde
Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we’re asked to look at in North Hyde
Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.
Problems we come across often include:
- Ceiling stains that grow after rain
- Wet patches high on an inside wall
- Water through the ceiling under a flat roof
- Water that shows only in certain storms
If your house is among the older ones in the streets near St Leonard's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
What to check before booking
- Is VAT included in the price?
- How they plan to inspect the roof safely
- Their report turnaround times
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Leaks and storm damage in North Hyde
The wider area around North Hyde has a long history of building, with Osterley House about 1.3 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.
If you look after a shop, office or commercial unit, for example near Treaty Centre, finding where water is getting in quickly keeps disruption down. For landlords with property near Southall station, tracing a leak quickly matters when a tenant is living with it.
North Hyde is about 1 mile south of Southall, in Greater London. North Hyde gets the same service as everywhere else we work: a close look at whatever is safely visible, photos and a clear written report. We cover towns and villages across Greater London, from the larger towns to small villages. London is in our area too.
Here we cover the UB2 and TW5 postcode area for roof leak investigations. We offer roof leak investigations to properties on Lea Road, Fern Lane and Court Road and the roads around them. Being close to the A3005, North Hyde is easy for us to reach. Close by, we survey roofs in Heston (1 mile south), Norwood Green (1 mile east), Osterley (1 mile east), Lampton (1 mile south-east) and Hounslow West (2 miles south). Larger places within reach include London (12 miles east), City of Westminster (10 miles east), Marylebone (10 miles east), Kensington (8 miles east), St Pancras (12 miles east) and Shoreditch (13 miles east).

Different roofs, different checks
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.
What a roof leak investigation doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise to find every leak on a single visit
- Faults hidden behind ceilings or boarding
- Whether rotten timbers meet design loads
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before you book. What a survey covers and does not.

- Valleys and parapet gutters
- Flat roof details
- Chimney stacks
- Rooflights and dormers

How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most homes, though a hard-to-trace leak can take longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before the survey
- Let us know about parking near the property
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered

Advice
Your questions about roof leak investigations in North Hyde
Can parking be tricky for a visit in North Hyde?
Parking in North Hyde, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Is my home in North Hyde listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can you find a leak when it is not raining?
Frequently, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
Why isn’t the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. That’s why we trace the route rather than patching above the stain.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What’s in the report?
A photo-illustrated written report, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
