What we’re asked to look at in North Hyde

TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Here are some of the things we see frequently:

  • Damaged chimney pots and cowls
  • Worn or missing pointing
  • Gaps where the stack meets the roof
  • Damp on a chimney breast inside

Living close to Minet Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether the loft is part of the inspection
  • What insurance they carry

What a good roof survey covers

Chimney survey in North Hyde: what you get

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are gaps where the stack meets the roof and staining on walls around the chimney, on chimney pots and cowls, brick chimney stacks and shared and party-wall stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in North Hyde with this kind of roof, the hidden gutter is one of the first things to check.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can be seen safely
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • Where water is showing inside, if it is

Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey
  • If you’re buying, check with the agent that we can get in

Your questions about chimney surveys in North Hyde

Can a landlord with a rental near Southall station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Is parking a problem for a survey in North Hyde?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.

How long does the survey take?

Expect it to take roughly 1–2 hours for most homes, a little longer where there are several stacks. You’ll then get the report by email.

What if it rains on the day?

Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Surveys for landlords and agents in North Hyde

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Honest limits

In fairness, there are limits to any roof survey:

  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. In North Hyde, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Roofs, chimneys and gutters in North Hyde

With Osterley House about 1.3 miles east, North Hyde sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Norwood Green Infant and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Southall station, a roof report helps you deal with small faults before they turn into a call from a tenant.

North Hyde is about 1 mile south of Southall, in Greater London. Roofs in North Hyde get the same thorough look as anywhere else in Greater London. Our area takes in places right across Greater London, large and small. London is in our area too.
