About our chimney survey in Norwood Green
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, flaunching and chimney pots and cowls, and common reasons people get in touch are eroded joints in the brickwork and pots or cowls that look unsafe.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Norwood Green as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Do you need a chimney survey in Norwood Green?
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
Things that often lead to a survey include:
- Flaunching that has broken away
- Damp patches on chimney breasts
- Pots or cowls that look unsafe
- A chimney out of line
For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Their insurance cover
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
- Whether the inside of the roof is included
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Ask about consent before removing a chimney on an older property
- Glance at the stacks from the street now and then
- Photograph damp patches with the date
- Ask for ventilated caps on redundant stacks
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
Norwood Green homes and their roofs
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Norwood Green has a long history of building, with Osterley House about 0.6 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Shop and office owners around Treaty Centre may find that a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like St Mary's Church of England Primary Norwood Green will know that large buildings have long gutter runs and big roofs that need checking like any other.

Norwood Green: your questions answered
Does a conservation area affect roof work in Norwood Green?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is parking a problem for a survey in Norwood Green?
It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
How long does the survey take?
It usually takes between one and two hours for most homes, a little longer where there are several stacks. The report follows by email.
How we price chimney surveys
We confirm the price for your survey before booking. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- The roof’s overall size
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
Before you get in touch, it’s useful to have:
- Your timetable, such as an exchange date
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
- The address and postcode of the property
Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
What happens on the day
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take between one and two hours for most houses, and longer for a large or complex roof. In Norwood Green, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Check pets are kept safely away
- Show us where any leaks or stains appear
- Clear the way to the loft hatch

Advice
Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your roof before booking.
Why us?
- Independent findings on the roof’s condition
- Thermal imaging and drones used where they help
