Roof leak investigation in Upper Norwood
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about damp underlay across a wide area and water dripping from rafters or underlay, a survey will tell you what’s going on, on rooflights and dormers, the roof space and lead flashings alike.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers normally exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Upper Norwood tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Upper Norwood
Is my home in Upper Norwood listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Upper Norwood in the area you cover?
Yes, Upper Norwood is one of the places we work. The survey and report are the same in Upper Norwood as anywhere else.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How much is a survey?
Prices start from £150, including VAT. You will know the price for the job before booking. For a price, call 07833 053749 or drop us an email.
Will you fix the leak as part of this?
This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.
How the survey changes by roof type
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.
Valleys
A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.
Upper Norwood roofs and the weather
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Upper Norwood is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering and its details give the first clues when tracing where water is coming from. With Kingswood House about 0.8 miles north, Upper Norwood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you own a rental within reach of Gipsy Hill station, a tenant living with a leak needs the cause found, not just the stain painted over. For a London address like Upper Norwood, it’s useful to know about controlled parking before the day, along with any off-street space. If you live in an older home near Christ Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Landlord and commercial surveys in Upper Norwood
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks that only appear in weather we cannot recreate
- Structural calculations (that is a structural engineer’s job)
- Carrying out the fix
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.
Roof types and parts we check

- Flat roof details
- Lead flashings
- Valleys and parapet gutters
- Rooflights and dormers
- The roof space
- Slate and tile slopes
The survey, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Surveys in Upper Norwood can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- For flats, check roof access has been agreed
- Make a note of anything you’d like us to look at
- Keep pets in another room

Advice
What happens if roof problems are left?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
