Roof leak investigation in St Luke's

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey the roof space, chimney stacks and flat roof details, and people most often book us about drips in the loft during heavy rain and staining around the chimney inside.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in St Luke's tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

St Luke's: your questions answered

How do I find out if my home in St Luke's is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover St Luke's?

Yes. We work right across London and the South East, and St Luke's is part of that. You can phone 07833 053749 or email us with the address and a few details.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

How do I book a survey in St Luke's?

Simply ring 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

What will the report tell me?

A photo-illustrated written report, covering the condition of the leaking roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • An intermittent leak that shows no trace on the day
  • Structural calculations (that’s a structural engineer’s job)
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

What affects the price in St Luke's

Several things affect the price of a survey:

  • The shape of the roof and its details
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to let us know when you contact us

Some details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or use the contact form.

How the survey changes by roof type

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours, more where the leak is intermittent or the roof is large. From the street, a London terrace usually shows only its front slope or parapet, so a visit in St Luke's moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches
  • Check we can get to the back of the property

Arrange a survey

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Leaks and storm damage in St Luke's

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in. Mansion House, about 0.8 miles south, is one of the historic houses in the wider area around St Luke's. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Old Street station may find that a clear finding on where water gets in helps you brief a roofer right away. For an older house near a landmark like Jewin Welsh Presbyterian Chapel, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Do you need a roof leak investigation in St Luke's?

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

Here are some of the things we see often:

  • Wet patches high on an inside wall
  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft
  • A leak that comes and goes with the weather

Shop and office owners around Gabriel's Wharf may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
