What happens if roof problems are left?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

How a roof leak investigation works in Wimbledon Chase

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, chimney stacks and valleys and parapet gutters, and people most often book us about ceiling stains that grow after rain and damp ceilings under a flat roof.

In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Wimbledon Chase, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Common roof problems in Wimbledon Chase

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Typical things we’re asked to look at include:

  • Water marks that spread in wet weather
  • Drips in the loft during heavy rain
  • Water coming in around a roof light or dormer
  • Condensation that looks like a leak

If you let a flat or house near Wimbledon Chase station, tracing a leak quickly matters when a tenant is living with it.

What to check before booking

  • Whether VAT is added on top
  • What’s outside the scope of the survey
  • Their drone registration, if they fly one
  • Will the report include photos?

Your questions about roof leak investigations in Wimbledon Chase

Can parking be tricky for a visit in Wimbledon Chase?

Normally it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Is my home in Wimbledon Chase listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

What affects the cost of roof leak investigations

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Move stored items away from the hatch
  • Put a bucket under the drip and move valuables
  • Don’t climb onto the roof to look
  • Photograph the stain each time it appears

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof leak investigations in Wimbledon Chase: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Wimbledon Chase is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 1 mile north-west lies Southside House, a reminder of how long the area around Wimbledon Chase has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For site and facilities teams at buildings such as Wimbledon Chase Primary School, a leak through a large roof is often found some distance from where the water shows inside. If you run a business near Southside Wandsworth, a quick answer on where water is coming in keeps a business running.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Wimbledon Chase runs like any other.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Leave a clear route to the loft
  • Keep pets out of the way during the survey
  • Gather any invoices or paperwork from past roof work
