Roof leak investigations in Single Street

Roof leak investigation in Single Street: what you get

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed wet patches high on an inside wall and damp on a chimney breast, a survey will tell you what’s going on, whatever the roof.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Single Street, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a survey costs

To price your survey, we check:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Booking your survey

To price your survey accurately, we’ll ask about:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block

Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Roof by roof

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Chimney stacks

A stack has several possible ways in for rain. Each is checked from each safe vantage point, and look for damp on the breast inside.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Take dated photos of the leak
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables
  • Don’t climb onto the roof to look

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Leaks and storm damage in Single Street

The wider area around Single Street has a long history of building, with Down House about 1 mile north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in.

For a London address like Single Street, it helps to know about controlled parking before the day. Take a building like Cudham Church of England Primary School: a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Chelsfield station may find that a clear finding on where water gets in helps you brief a roofer straight away.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours, more where the leak is intermittent or the roof is large. In a London area like Single Street, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft
  • Make sure pets are kept safely away

Single Street: your questions answered

Do you cover Single Street?

We do. The survey and report are the same in Single Street as anywhere else.

Is parking a problem for a survey in Single Street?

It depends on the street. If Single Street has controlled parking where you are, a visitor permit is the easiest answer.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What’s the best way to book?

It is easiest to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run seven days a week.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
