When to book a survey in Higham Hill

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is frequently caused by corroded nails.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • Damp on a chimney breast
  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft

Homes near green spaces like Lloyd Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photos
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Roof leak investigations for homes and businesses in Higham Hill

We investigate roof leaks in Higham Hill and across London and the South East. We visit on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then ring 07833 053749 or use the contact form. Common reasons to book are stains around a skylight and ceiling stains that grow after rain, across lead flashings, flat roof details and valleys and parapet gutters.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in Higham Hill as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two for most homes, though a hard-to-trace leak can take longer. You are welcome to ask questions while we are there. For a visit in Higham Hill, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at
  • Clear the way to the loft hatch

Advice

Roof by roof

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Your questions about roof leak investigations in Higham Hill

Do you cover Higham Hill?

Yes. We cover the whole of London and South East England, and Higham Hill is part of that. Just call 07833 053749 or drop us an email and let us know about the property.

How do I find out if my home in Higham Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What will the report tell me?

A report with photos, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How long will you be at the property?

Allow roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.

Can you trace a leak in dry weather?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What this survey covers

  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • The roof space
  • Slate and tile slopes
  • Chimney stacks

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What affects the price in Higham Hill

To price your survey, we look at:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

We will usually ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode

To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Leaks and storm damage in Higham Hill

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in. The wider area around Higham Hill has a long history of building, with Bruce Castle about 1.7 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Andrew's Christian Centre, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Northumberland Park (London) station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
