Roof survey in Bermondsey
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey the roof space, flat roofs and natural slate, and common reasons people get in touch are gutters that overflow in heavy rain and cracked mortar along the ridge.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Bermondsey with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- A promise that the roof won’t leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.
What we look at
- Chimney stacks
- The roof space
- Ridges, hips and valleys
- Lead flashings
- Natural slate
- Clay and concrete tiles
- Flat roofs

How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Bermondsey we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- Move anything stored under the loft hatch
- Leave side gates unlocked
- Tell us about any leaks, stains or damp patches you know of

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Local roofs in Bermondsey
The wider area around Bermondsey has a long history of building, with Mansion House about 1.3 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of London Bridge station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Surrey Quays Shopping Centre, a roof report helps plan work around trading rather than after a leak.

What affects the cost of roof surveys
Prices always include VAT. What changes the price is:
- The shape of the roof and its details
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
What to tell us when you contact us
We will usually ask about:
- What kind of property and roof it is
- What’s prompted the survey
- Where water is showing inside, if it is
- Whether there is a loft hatch, a shared roof or tricky access
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.
Bermondsey: your questions answered
Will parking be an issue for a roof survey in Bermondsey?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is my home in Bermondsey listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Signs you need a roof survey in Bermondsey
Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.
Signs worth acting on include:
- Cracked or blistered flat roof coverings
- Loose ridge or hip tiles
- Torn or sagging underlay
- Gutters that overflow in heavy rain
Take an older house close to St Mary Magdalen Bermondsey: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor

- Which parts of the roof they’ll actually see
- Whether you can ask questions once you have the report
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
