Pre-purchase roof survey in Stamford Hill, Greater London
We take a careful look at the roof at your property in Stamford Hill, and put it all in a photo-illustrated written report.
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
- Slipped or missing slates and tiles
Pre-purchase roof surveys for homes and businesses in Stamford Hill
A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’ve noticed sagging ridge lines or uneven roof slopes and quick fixes on flashings and valleys, a survey will tell you what’s going on, on clay and concrete tiles, gutters and downpipes and lead flashings and valleys alike.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Stamford Hill, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
What we look for on each type of roof
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
Why act early in Stamford Hill
A good many buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Your questions about pre-purchase roof surveys in Stamford Hill
Does a conservation area affect roof work in Stamford Hill?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is parking a problem for a survey in Stamford Hill?
Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Will you climb onto the roof?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes between one and two hours at a typical house, with time for the loft where it can be reached. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Stamford Hill moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Let us know about parking before the day
- Have any paperwork from past roof work to hand
- If you are buying, let the agent know when we’re coming

Buying a home or a new roof in Stamford Hill
The wider area around Stamford Hill has a long history of building, with Sutton House about 1.8 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Landlords with a home close to Stamford Hill station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Church of St Andrew are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Controlled parking zones are common in London, so mention any permit rules for Stamford Hill.
