Gutter surveys near Seven Sisters

What a gutter survey looks like in Seven Sisters

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Seven Sisters is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Seven Sisters has a long history of building, with Bruce Castle about 1.2 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like Earlsmead Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Living close to Chestnuts Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Shop and office owners around The Mall Wood Green may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Gutter survey in Seven Sisters: what you get

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. Common reasons to book are water backing up from a hidden gutter and fascia boards damaged by overflowing water, on parapet and box gutters, eaves gutters and downpipes.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Seven Sisters are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Why it’s worth a survey now in Seven Sisters

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In Seven Sisters, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Book gutter clearing once a year, more frequently near trees
  • Look for downpipes coming loose
  • Check for spilling water in a downpour
  • Look for new stains on ceilings below valleys after rain

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Seven Sisters: your questions answered

I let a flat near Seven Sisters station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Does a conservation area affect roof work in Seven Sisters?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you cover Seven Sisters?

Yes. Seven Sisters is part of the area we cover.

How long does a gutter survey take?

It normally takes about one to two hours for most houses, and more on a big or complicated roof. We will give you an idea when you book.

Will you go up on the roof?

Only if it is safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In Seven Sisters, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Leave side gates unlocked
  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets in another room

Book a survey

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
