Gutter survey in West Green: what you get

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Common reasons to book are blocked outlets and hoppers and gutters packed with leaves or moss, on fascias and soffits, valley gutters and parapet and box gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in West Green as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in West Green, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent
  • For flats, check roof access has been agreed

Useful tips for West Green property owners

Nothing here needs a ladder. Our suggestions:

  • Check the loft with care after heavy rain
  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Look out for overflows when it pours

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Pipes below ground level
  • Parts of gutters that cannot be seen safely
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Questions from West Green

Do you survey roofs for landlords with property near Seven Sisters station?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Can parking be tricky for a visit in West Green?

Parking in West Green, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

How do I book a survey in West Green?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or email us.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Why it’s worth a survey now in West Green

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What you get with us

Roofs, chimneys and gutters in West Green

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. With Bruce Castle about 1.1 miles north-east, West Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For site and facilities teams at buildings like West Green Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as The Mall Wood Green, a roof report helps plan work around trading rather than after a leak.

Do you need a gutter survey in West Green?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Blocked outlets and hoppers
  • Water backing up from a hidden gutter
  • Leaking or loose downpipes
  • Overflowing eaves gutters

Trees in and around Downhills Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • How soon the report will arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
