Tottenham Green Gutter Survey
Gutter surveys across Tottenham Green, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Water spilling over the gutter edge
- Fascia boards damaged by overflowing water
- Brackets that have dropped or snapped
Why it is worth a survey now in Tottenham Green
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from the ground. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
Why us?
- We hold a CAA Flyer ID and Operator ID
- Covered by professional indemnity and public liability insurance
- Satisfaction rate of 98%
- An independent view of the roof

How a gutter survey works in Tottenham Green
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey eaves gutters, parapet and box gutters and downpipes, and people most frequently book us about water backing up from a hidden gutter and gutters that have fallen out of line.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Tottenham Green are no exception. Shared chimney stacks and the lead around them are just as important to check.
After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Tottenham Green questions
Do you survey roofs for landlords with property near Seven Sisters station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Is parking a problem for a survey in Tottenham Green?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Watch the gutters during heavy rain
- Ask for valleys and parapet gutters to be cleared too
- Leave gutter checks at height to someone equipped for it
- Look for new stains on ceilings below valleys after rain
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Prices for gutter surveys in Tottenham Green
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
What helps most when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- Photos of the roof, taken safely from ground level or a window
- What kind of property and roof it is
- Access details, such as a loft hatch or a shared roof
Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
When to book a survey in Tottenham Green
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Signs worth acting on include:
- Hoppers and outlets full of debris
- Gutters overflowing in heavy rain
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
If you own a rental within reach of Seven Sisters station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Questions to ask before booking
- What the survey will not cover
- Whether you get a written report with photos
- Whether you can ask questions once you have the report
- Which parts of the roof they’ll actually see
Gutter surveys around Tottenham Green
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Bruce Castle, about 0.9 miles north, show how far back building in the area around Tottenham Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take a building like Earlsmead Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Chestnuts Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

How the survey works
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes between one and two hours at a typical home, and longer for a large or complex roof. Surveys in Tottenham Green can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
