Gutter survey in South Tottenham: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. We survey outlets and hoppers, valley gutters and parapet and box gutters, and common reasons people get in touch are brackets that have dropped or snapped and valley or box gutters that overflow inside.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In South Tottenham, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in South Tottenham

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Questions from South Tottenham

How do I find out if my home in South Tottenham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in South Tottenham?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

What a gutter survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we can’t view safely
  • Pipes below ground level
  • What’s hidden inside a downpipe

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Look out for overflows when it pours
  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Gutter surveys around South Tottenham

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around South Tottenham has a long history of building, with Bruce Castle about 1.1 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park like Chestnuts Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Shop and office owners around The Mall Wood Green may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Earlsmead Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In South Tottenham, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
