Roof survey in Seven Sisters

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about valley linings that have cracked or split and loose chimney pots, we can find out what’s behind it, on natural slate, the roof space and clay and concrete tiles alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Seven Sisters, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we are asked to look at in Seven Sisters

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

Problems we come across frequently include:

  • Loose chimney pots
  • Gutters that overflow in heavy rain
  • Slates or tiles that have slipped or broken
  • Water stains on rafters and ceiling joists

For an older house near a landmark such as Church of Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • What the survey won’t cover
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely

What to expect from a roof survey

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Letting agents and landlords in Seven Sisters book surveys as well as homeowners. A written report with photos gives you a clear record of the roof.

What affects the price in Seven Sisters

Prices always include VAT. The things that change the price are:

  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your survey before booking.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Any photos you have, taken from the ground or a window
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. The survey typically takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Seven Sisters runs like any other.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

Roof surveys in Seven Sisters: local notes

With Bruce Castle about 1.2 miles north, Seven Sisters sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Living close to Chestnuts Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take a building like Earlsmead Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A promise that the roof won’t leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up

FAQs for Seven Sisters

Is my home in Seven Sisters listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Seven Sisters?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
