Common questions in South Tottenham
How do I find out if my home in South Tottenham is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you fly a drone over a roof in South Tottenham?
Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a photo-illustrated written report and recommendations.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
How a roof survey works in South Tottenham
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey chimney stacks, natural slate and the roof space, and the problems we are asked to look at most are loose chimney pots and blocked, sagging or leaking gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in South Tottenham with this kind of roof, the hidden gutter is one of the first things to check.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in South Tottenham
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Typical things we are asked to look at include:
- Condensation or damp timbers in the loft
- Leaning or weathered chimney stacks
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
If your home is one of the older ones in the streets near Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Their report turnaround times
- How they plan to inspect the roof safely
- Whether they hold professional indemnity and public liability insurance
- Is there a chance to talk the report through?
How it works
Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Leave side gates unlocked
- Point out any leaks or damp patches
- Jot down any questions you want answered

Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Walls, floors and services below the roof
- A promise that the roof will not leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Local roofs in South Tottenham
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. About 1.1 miles north lies Bruce Castle, a reminder of how long the area around South Tottenham has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Living close to Chestnuts Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you look after a building like Earlsmead Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
