Landlord roof survey in Tottenham: what you get

Our landlord and block roof surveys cover Tottenham and the rest of London and South East England. Time on site normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely, and by drone where it’s applicable. You then get a photo-illustrated written report. Common reasons to book are leaks into upper flats and mortar falling from ridges and verges, on blocks of flats, converted houses and shared roofs.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Have gutters and outlets cleared every year
  • Make leak reporting easy for tenants
  • Keep the loft hatch clear and reachable
  • Survey the roof on a regular cycle

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to tell us when you get in touch

There is no need for technical words. It’s enough to tell us:

  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window
  • Dates you’re working to, like exchange
  • What kind of property and roof it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Different roofs, different checks

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Landlord roof surveys around Tottenham

Historic houses such as Bruce Castle, about 0.3 miles west, show how far back building in the area around Tottenham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Bruce Grove station may find that a dated record of the roof is useful when planning maintenance across a let.

Tottenham questions

I let a flat near Bruce Grove station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.

Is my home in Tottenham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Leave side gates unlocked

Common roof problems in Tottenham

Reports of leaks or damp from tenants frequently lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

We’re often asked to look at:

  • Leaks into upper flats
  • Ponding or splits on flat roofs
  • Mortar falling from ridges and verges
  • Gaps where tiles or slates have slipped

If you look after a building such as The Mulberry Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book any roof surveyor

  • Whether the inside of the roof is included
  • When you will get the report
  • What the report includes, and whether it has photographs
  • Whether you can ask questions once you have the report
