Flat roof survey in Manor House

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed failed upstands where the roof meets a wall and outlets choked with leaves and silt, we can find out what’s behind it.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Manor House, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

A little information up front helps. It helps to include:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Your timetable, such as an exchange date

Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

How the survey works

Once we have finished looking, we write up our findings as a written report with photos. On timing, most surveys take an hour or two for a house, and longer for a large or complex roof. Surveys in Manor House can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

What this survey cannot tell you

It helps to know what a survey won’t do before you book:

  • An exact number of years the roof has left
  • Fragile surfaces, which we do not walk on
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we check

  • Upstands and outlets

Flat roof surveys around Manor House

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Bruce Castle about 2.1 miles north-east, Manor House sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Harringay Green Lanes station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Church of St Olave: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Signs you need a flat roof survey in Manor House

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Signs worth acting on include:

  • Splits, cracks and crazing
  • Standing water left after rain
  • Water getting in at rooflights
  • Blistering in felt or asphalt

As a London address, Manor House can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

What to check before booking

  • Is VAT included in the price?
  • Their insurance cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs

What’s in a roof survey

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Keep outlets clear of leaves and moss
  • Check new fixings through the roof are properly sealed

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Manor House questions

How do I find out if my home in Manor House is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Manor House?

We do. The survey and report are the same in Manor House as anywhere else.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
