Electronic leak detection in Manor House

We carry out electronic leak detection on flat roofs in Manor House and across London and South East England. Testing usually takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Every roof is quoted on its size and build-up. You get a written report with photos. If you’re worried about breaches hidden under paving or planting and leaks that return after repairs, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Manor House shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How we price electronic leak detection

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Height and safe access
  • The use of thermal imaging or a drone

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the exact price before booking.

What we need to know

These details help when you contact us:

  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Different roofs, different checks

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check before we quote.

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Manor House: your questions answered

Do you carry out roof surveys in Manor House?

Yes. We work right across London and the South East, and Manor House is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Can parking be tricky for a visit in Manor House?

Parking in Manor House, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

Does ELD work under paving or planting?

It can be possible, depending on the roof. Covered roofs limit the methods we can use so we check the roof first.

Useful tips for Manor House property owners

A survey works best with a little help from you, before and after. Some tips:

  • Keep foot traffic on flat roofs to a minimum
  • Keep a note of leaks after rain
  • Consider ELD before paving or planting goes on
  • Make sure trades protect the waterproofing

Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Electronic leak detection in Manor House: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Bruce Castle, about 2.1 miles north-east, is one of the historic houses in the wider area around Manor House. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Woodberry Down Community Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you run a business near The Mall Wood Green, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near Harringay Green Lanes station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
