Electronic leak detection in Stoke Newington

Electronic leak detection in Stoke Newington: what you get

You get a report showing the location of each breach with photos. Your roofer can then repair those points instead of hunting for the leak. Repair costs are not part of the report; that is for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. You get a photo-illustrated written report. We survey green roofs, flat roof membranes and commercial flat roofs, and people most often book us about waterproofing to test before it’s covered and leaking laps in the waterproofing.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Stoke Newington, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Leave it or get it looked at?

Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. In Stoke Newington, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What electronic leak detection doesn’t cover

In fairness, a roof survey has limits:

  • Sections we cannot safely access
  • Fixing the holes we find
  • The extent of water in the insulation

What this survey covers

  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Roof terraces and balconies
  • Single-ply roofs

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes as long as needed for the membrane area and the build-up, which we set out in the quote. In Stoke Newington, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

Preparing for the visit

  • Point out any leaks or damp patches
  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors

How to book

Advice

Different roofs, different checks

EPDM rubber roofs

Certain rubber membranes are conductive which can limit electronic testing. We’ll tell you if yours isn’t suitable.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Stoke Newington questions

Do you cover commercial flat roofs around Stoke Newington?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Can parking be tricky for a visit in Stoke Newington?

It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Is Stoke Newington in your area?

Yes, we do. We carry out electronic leak detection in Stoke Newington.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Avoid repeated repairs without finding the cause
  • Don’t leave water getting in
  • Check new waterproofing before handover
  • Have roof specifications to hand

If we think the leak isn’t coming through the membrane, the report says so, with a suggestion of what to check next.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Flat and commercial roofs around Stoke Newington

Historic houses such as Sutton House, about 1.7 miles south-east, show how far back building in the area around Stoke Newington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Stoke Newington is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Old Church of St Mary: the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Stoke Newington station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Hotels and guest houses near Stoke Newington can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition.
