Thermal roof survey in Manor House
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. We’re often asked to look into leaks far from where the stain appears and areas losing heat at the eaves and junctions, across pitched roof slopes, ceilings below the roof and loft conversions.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Why get it checked now?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Roof by roof
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.
What we cannot see
It’s a careful look at the roof, not the whole story. The main limits are:
- Reliable images in rain, strong wind or on a wet roof surface
- Hidden layers that need to be opened up to check
- Whether the deck or roof structure is strong enough
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

How we price thermal roof surveys
Prices always include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
- The height of the building and how the roof can safely be seen
- Roof area
All our prices include VAT. Our price is from £400, including VAT. We confirm the exact price before booking.

A quick phone call is typically the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Thermal roof surveys around Manor House
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
If you run a business near The Mall Wood Green, a commercial roof can be photographed from above without anyone walking on it. Historic houses such as Bruce Castle, about 2.1 miles north-east, show how far back building around Manor House goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Manor House: your questions answered
Is parking a problem for a survey in Manor House?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Can you fly a drone over a roof in Manor House?
Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when you book and we will explain what’s needed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What happens on the day
Every roof is different, but as a rough guide the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. London terraces rarely offer a view of the whole roof from one spot, so a visit in Manor House moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Tell us where we can park nearby
- Leave a clear route to the loft
How to book

When to book a survey in Manor House
Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.
A survey makes sense if you’ve noticed:
- Leaks that are hard to trace
- Damp that repairs haven’t cured
- Wet insulation beneath the membrane
- Cold areas below the roof
Manor House is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How soon the report will arrive
- Whether the loft space is looked at, where there is one
- What exactly goes into their report
