How it works

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In Manor House, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Note where any stains or damp appear
  • Tell us about parking before the day
  • Leave a clear route to the loft

Advice

Pre-purchase roof survey in Manor House

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. We survey clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks, and the problems we’re asked to look at most are flashings that have lifted or split and old water stains in the roof space.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Manor House, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Landlords, agents and block managers in Manor House

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Signs you need a pre-purchase roof survey in Manor House

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

Things that frequently lead to a survey include:

  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters
  • Ponding, blisters or splits on a flat roof
  • Cracked flaunching or crumbling chimney pointing

For an older house near a landmark like Church of St Olave, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the price includes VAT
  • What the survey won’t cover

What a good roof survey covers

Why act early in Manor House

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. Any roof job in Manor House means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Clear package prices, inc. VAT
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent look at the roof
  • 5,000+ roofs surveyed

Pre-purchase roof surveys in Manor House: local notes

Historic houses like Bruce Castle, about 2.1 miles north-east, show how far back building in the area around Manor House goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

As a London address, Manor House can be tricky for parking: let us know about parking bays, permits or a driveway when booking. Landlords with a home close to Harringay Green Lanes station may find that a written report helps before buying a rental or paying for a new roof on one.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Give your solicitor a copy of the report
  • Check the lease for roof repair responsibilities
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask when the roof was last worked on

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Questions from Manor House

Are there drone restrictions around Manor House?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Manor House?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you cover Manor House for pre-purchase roof surveys?

Yes. Our area covers London and South East England, and that includes Manor House.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
