Gutter surveys for Manor House homes and businesses

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

How a gutter survey works in Manor House

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’re worried about blocked outlets and hoppers and rotten fascias or stained soffits, we can find out what’s behind it.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Manor House has one, it needs checking from somewhere that can actually see it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

What we’re asked to look at in Manor House

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

Typical things we are asked to look at include:

  • Blocked outlets and hoppers
  • Rotten fascias or stained soffits
  • Overflowing valley or parapet gutters
  • Brackets that have dropped or snapped

For site and facilities teams at buildings such as Woodberry Down Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to expect from a roof survey

Gutter surveys in Manor House: local notes

Historic houses like Bruce Castle, about 2.1 miles north-east, show how far back building in the area around Manor House goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Shop and office owners around The Mall Wood Green may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park such as Chestnuts Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Manor House: your questions answered

I let a flat near Harringay Green Lanes station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Manor House?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What insurance do you have?

We hold professional indemnity and public liability insurance.

How long will you be on site?

A visit normally takes an hour or two for most houses, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.
