Surveys for landlords and agents in Manor House

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Drone roof surveys for homes and businesses in Manor House

Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. We survey fragile roofs, chimney stacks and flat roofs on upper floors, and the problems we are asked to look at most are gaps where slates or tiles have gone and chimney tops in poor condition.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Manor House as anywhere. Mention access, height and anything unusual about the building when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Prices for drone roof surveys in Manor House

To price your survey, we look at:

  • Commercial roofs and larger buildings
  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you get in touch

When you call or email, these details help:

  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

A quick phone call is usually the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

The survey, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take between one and two hours at a house, including the airspace and weather checks before take-off. In Manor House, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

Advice

Manor House: your questions answered

Is my home in Manor House listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is drone flying allowed in Manor House?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email.

Do you cover Manor House for drone roof surveys?

Yes. Our area covers London and South East England, and that includes Manor House.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How much does a drone roof survey cost in Manor House?

Prices start from £400, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or email us.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • A word with neighbours beforehand helps
  • Shut pets inside while we fly
  • Allow time for permission if you’re in a flight restriction zone
  • Share the postcode so we can check for restrictions

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.

Every so often, look in the loft space with a torch, keeping to boarded areas. The underside frequently shows problems before the outside does. Photograph anything new.

Why it is worth a survey now in Manor House

With drone photos, everyone can see the same thing. You can show exactly where the problem is. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Why us?

Flying and imaging in Manor House

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Historic houses such as Bruce Castle, about 2.1 miles north-east, show how far back building around Manor House goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as Church of St Olave are frequently among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

When to book a survey in Manor House

From the pavement, most of a tall roof is out of sight. You cannot see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.

We’re often asked to look at:

  • Eroded pointing on a chimney stack
  • Blistered or cracked flat roof coverings
  • Outlets choked with leaves and silt
  • Cracked slates and tiles out of sight from below

For businesses in and around places such as The Mall Wood Green, thermal images can show trapped moisture across a wide commercial roof.
