Common roof problems in Manor House

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Most people get in touch when they’ve noticed something like this:

  • Standing water on a flat roof
  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching
  • Debris building up in roof valleys

If yours is one of the older homes in the streets near Church of St Olave, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a good roof survey covers

Roof survey in Manor House: what you get

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey lead flashings, ridges, hips and valleys and chimney stacks, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and debris building up in roof valleys.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Manor House with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most houses, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Manor House moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

How to prepare

  • Leave side gates unlocked

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and does not.

Roof surveys around Manor House

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Manor House is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. Bruce Castle, about 2.1 miles north-east, is one of the historic houses in the wider area around Manor House. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Living close to Chestnuts Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you run a business near The Mall Wood Green, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Manor House

Are there drone restrictions around Manor House?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Is my home in Manor House listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long does a roof survey take?

The visit usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.

Roof by roof

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.
