Flat roof surveys for homes and businesses in Southborough

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We are often asked to look into dips that suggest the deck is deflecting and outlets choked with leaves and silt, across EPDM rubber, upstands and outlets and mastic asphalt.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Southborough, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a small flat roof at home, and longer for a large commercial one. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in
  • Make sure the loft hatch can be reached

Flat roofs in Southborough

With Bromley Palace about 1.4 miles north-west, Southborough sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you run a business near The Mall, flat roofs over shops and units are easy to forget until water comes through a ceiling. As a London address, Southborough can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

Southborough is about 2 miles south-east of Bromley, in Greater London. From houses to flats and shops in Southborough, the roof can be surveyed. Our area takes in places right across Greater London, from the larger towns to small villages. There’s also a page for London.

We cover every part of the BR2 and BR1 postcode area for flat roof surveys. If you need a flat roof survey at a property on Pope Road, Crown Lane and Union Road or a nearby road, we can help. If you are just outside Southborough, we cover Bromley Common (1 mile south-west), Petts Wood (1 mile east), Locksbottom (2 miles south-east), Shortlands (2 miles west) and Crofton (2 miles south-east). Within a short drive, we also cover London (10 miles north-west), City of Westminster (12 miles north-west), Marylebone (12 miles north-west), Kensington (13 miles north-west), St Pancras (12 miles north-west) and Shoreditch (11 miles north-west).

Local landmarks in Southborough

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch the ceilings below the flat roof for stains
  • Keep people off the roof unless they need to be there
  • Make sure new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What we’re asked to look at in Southborough

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Typical things we are asked to look at include:

  • Ponding water that does not drain away
  • Dips that suggest the deck is deflecting
  • Leaks around rooflights
  • Outlets choked with leaves and silt

If you look after a building such as Southborough Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • When you will get the report

What’s in a roof survey

What this survey can’t tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

What we check

  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

Leave it or get it looked at?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You’ll know the exact price before you book.

What you get with us

  • Thermal imaging and drones used where they help

Your questions about flat roof surveys in Southborough

Is parking a problem for a survey in Southborough?

Sometimes, yes. If Southborough has controlled parking where you are, a visitor permit is the easiest answer.

Is my home in Southborough listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

How many years has my flat roof got left?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.
