Gutter survey in Southborough

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We are frequently asked to look into blocked outlets and hoppers and gutters packed with leaves or moss, across fascias and soffits, outlets and hoppers and valley gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Southborough with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else

To be straight with you, a roof survey has limits:

  • Parts of gutters that cannot be seen safely
  • Pipes below ground level
  • Blockages deep inside downpipes

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

What we check

  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Fascias and soffits

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a London area like Southborough, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Let us know about parking before the day
  • For flats, check roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about gutter surveys in Southborough

Can parking be tricky for a visit in Southborough?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

How do I find out if my home in Southborough is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, ring 07833 053749 or send us an email.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Do you need a gutter survey in Southborough?

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

It’s worth booking a survey if you’ve seen:

  • Rotten fascias or stained soffits
  • Dripping or leaking gutter joints
  • Gutters packed with leaves or moss
  • Choked outlets or hopper heads

Trees in and around Jubilee Country Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Gutter surveys around Southborough

The wider area around Southborough has a long history of building, with Bromley Palace about 1.4 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

If your home is one of the older ones in the streets near St Augustine's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as The Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Useful tips for Southborough property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Don’t climb a ladder to look in the gutters
  • Watch ceilings under valley gutters for fresh marks
  • Check downpipe clips are holding
  • Include valley, parapet and box gutters when clearing

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so check they’re included in any clearing work.
