Gutter surveys in Hayes

Gutter survey in Hayes

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed gutters that have fallen out of line and gutters packed with leaves or moss, a survey will tell you what’s going on, on eaves gutters, downpipes and fascias and soffits alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Hayes has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: if work is needed, the report says so clearly.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. In Hayes, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller

Advice

Before and after the survey

Here are a few things we’d tell any owner:

  • Look for downpipes coming loose
  • Look for new stains on ceilings below valleys after rain
  • Look out for overflows when it pours
  • Watch for green marks down the brickwork

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Hayes questions

Is my home in Hayes listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in Hayes?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or use the contact form to arrange it.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

How do I book a survey in Hayes?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Gutter surveys in Hayes: local notes

The wider area around Hayes has a long history of building, with Bromley Palace about 2 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Hayes is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Homes near green spaces such as Coney Hall Recreation Ground can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near The Mall, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Hawes Down Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Why get it checked now?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

Roof by roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
