Flat roof surveys for homes and businesses in Surbiton

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey upstands and outlets, mastic asphalt and single-ply membranes, and common reasons people get in touch are ponding water that doesn’t drain away and raised blisters across the surface.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Surbiton shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In Surbiton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Limit foot traffic on the covering
  • Keep records of when the roof was laid and what work has been done
  • Keep clear of rooflights and fragile roof sheets
  • Note where water lies after a downpour

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Local flat roofs in Surbiton

Hampton Court Palace, about 1.8 miles north-west, is one of the historic houses in the wider area around Surbiton. Within a mile and a half or so of Surbiton there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you run a hotel or guest house in or near Surbiton, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

Before replacing a flat roof, it is useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Your questions about flat roof surveys in Surbiton

Can you look at the flat roof of a hotel or office near Surbiton?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

Will parking be an issue for a roof survey in Surbiton?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How do I book a survey in Surbiton?

It is easiest to call 07833 053749 or email us. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
