Questions from Walthamstow Village

How do I find out if my home in Walthamstow Village is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Walthamstow Village in the area you cover?

Yes. We survey roofs across London and the South East, and Walthamstow Village is part of that. Just phone 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you survey in bad weather?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Flat roof surveys for homes and businesses in Walthamstow Village

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are upstands pulling away from walls and blistering in felt or asphalt, on GRP fibreglass, EPDM rubber and upstands and outlets.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Walthamstow Village, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Advice

Common roof problems in Walthamstow Village

A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

It’s worth booking a survey if you’ve seen:

  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments
  • Splits, cracks and crazing
  • Pools of water lying on the roof

Shop and office owners around 17 & Central may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What to check before booking

  • What insurance they carry
  • What happens after the report arrives
  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price

Flat roofs in Walthamstow Village

Bruce Castle, about 2.9 miles west, is one of the historic houses in the wider area around Walthamstow Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Walthamstow Village is one of them, bay roofs, hips and later dormers each have their own details. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you own a rental within reach of Walthamstow Central station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Walthamstow School for Girls, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check that new brackets or units haven’t damaged the covering
  • Have the roof looked at again after a severe storm
  • Treat rooflights and old sheeting as fragile
  • Ask contractors to protect the roof if they work on it

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Surveys for landlords and agents in Walthamstow Village

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Letting agents and landlords in Walthamstow Village book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Why act early in Walthamstow Village

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
