Flat roof surveys around Spring Park

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Spring Park has a long history of building, with Addington Palace about 1.3 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Forest Academy: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Shop and office owners around The Mall may find that a flat roof over a business is out of sight and out of mind until it leaks.

Flat roof surveys for homes and businesses in Spring Park

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are pools of water lying on the roof and loose or cracked edge trims, on mastic asphalt, GRP fibreglass and upstands and outlets.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Spring Park, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Before and after the survey

From years of surveys, a few habits stand out:

  • Ask contractors to protect the roof if they work on it
  • Note any new marks on ceilings beneath the roof
  • Check the outlets after the leaves fall
  • Keep records of when the roof was laid and what work has been done

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photos.

Signs you need a flat roof survey in Spring Park

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Problems we come across frequently include:

  • Ponding water that does not drain away
  • Gaps at upstands and abutments
  • Cracked or split membrane
  • Edge trims that have lifted or split

If you live in an older home near Church of All Saints, the joins between later flat roofs and the old walls are where problems typically start.

Choosing a roof surveyor

  • Their track record with similar roofs
  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in Spring Park can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Your questions about flat roof surveys in Spring Park

How do I find out if my home in Spring Park is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Spring Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Will this cover the whole house?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Roof by roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
