Roof by roof

Clay and concrete tiles

Tiled roofs often have snags at the verges and eaves. They get close attention.

Valleys

Valleys carry a lot of water, so it needs to be finished well. We check the valley lining and the cut tiles or slates beside it.

New roof snagging for homes and businesses in Spring Park

We report on what we see with photos and plain descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report does not price repairs or settle who is responsible, but it describes what we saw in plain terms. We survey new flat roofs, replacement roofs and new-build homes, and common reasons people get in touch are ridge and hip tiles not properly fixed and cracked or slipped new tiles or slates.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Spring Park, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it’s a flat, the lease usually sets out who is responsible for the roof.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

Helping us price your survey

We’ll usually ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Useful tips for Spring Park property owners

Here are a few things we’d tell any owner:

  • Check the roof before you pay in full
  • Check ceilings and the loft after heavy rain
  • Let your roofer know an inspection is planned
  • Walk round the house to look for knock-on damage

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them; we report on what we see.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two for a house, or half a day or so for a commercial building. You’re welcome to ask questions while we are there. Surveys in Spring Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Jot down any questions you want answered

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Advice

Common questions in Spring Park

Do you carry out roof surveys in Spring Park?

Yes. We cover the whole of London and South East England, and Spring Park is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Spring Park?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Are you insured?

We are covered by professional indemnity and public liability insurance.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How long will you be on site?

A visit typically takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You will know roughly how long when we arrange it.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Local roofs and buyers in Spring Park

Addington Palace, about 1.3 miles south, is one of the historic houses in the wider area around Spring Park. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Controlled parking zones are common in London, so mention any permit rules for Spring Park, along with any off-street space. The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near West Wickham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Honest limits

To be straight with you, there are limits to any roof survey:

  • A promise that the roof won’t leak
  • Estimates of what fixes will cost
  • Fixings and underlay hidden under the coverings

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we look at

  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes

What happens if roof problems are left?

Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
