New roof snagging in Eden Park: what you get

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from ground level, vantage points, the loft space and the roof where safe. You then get a photo-illustrated written report to share with your roofer. Typical surveys look at cracked or slipped new tiles or slates and verge tiles or slates not secured, across new flat roofs, new-build homes and loft conversions and dormers.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Eden Park, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.

After the visit, you get a written report with photos, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Landlords, agents and block managers in Eden Park

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Why it’s worth a survey now in Eden Park

Raising snags before the final payment is usually simpler. After the final payment it can be harder to get them back. Our report lists what to raise. In Eden Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours for most homes, depending on how much new work there is to check. From the street, a London terrace usually shows only its front slope or parapet, so in Eden Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Getting ready for the survey

  • Keep pets out of the way during the survey

How the survey changes by roof type

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles where we can see them.

Valleys

Lead or other valley linings should be laid and lapped neatly where they can be seen.

New roof snagging around Eden Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 2.2 miles north-east lies Bromley Palace, a reminder of how long the area around Eden Park has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Eden Park station, a roof report gives you a clear picture before you buy or settle up with a roofer. Controlled parking zones are common in London, so mention any permit rules for Eden Park, along with any off-street space. Take an older house close to St John's Eden Park: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Deciding who is at fault in a disagreement
  • Nails and clips under the slates or tiles
  • Parts of the roof we can’t see safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Flashings and valleys
  • New flat roofs
  • Ridges and verges

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

FAQs for Eden Park

Will parking be an issue for a roof survey in Eden Park?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is Eden Park in the area you cover?

Yes. Our area covers London and South East England, and Eden Park is part of that. You can phone 07833 053749 or drop us an email with the address and some details.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

Do you lift tiles to check the fixings?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
