Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

Flat roof surveys for homes and businesses in Woodcote

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and the problems we are asked to look at most are outlets that hold water back and pools of water lying on the roof.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Woodcote, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Useful tips for Woodcote property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear roof outlets and gutters each autumn
  • Note where water lies after a downpour
  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Prices for flat roof surveys in Woodcote

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Flat roof survey starts from £150, including VAT. You’ll know the exact price before booking.

What we need to know

These details help when you contact us:

  • Anything about access we should know
  • Your timetable, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

What we do, step by step

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for a house, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Why it is worth a survey now in Woodcote

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Local flat roofs in Woodcote

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.3 miles north-west lies Nonsuch Mansion, a reminder of how long the area around Woodcote has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to St Swithun's: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Woodcote is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. Take a building like Woodcote High School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Your questions about flat roof surveys in Woodcote

Will parking be an issue for a roof survey in Woodcote?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Woodcote listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for the job before booking. For a price, ring 07833 053749 or drop us an email.

Will you check the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
