Need a flat roof survey in Battersea?

What we can’t see

A survey is a close look at the flat roof, but it can’t do everything. Its limits include:

  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets

How a flat roof survey works in Battersea

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. Common reasons to book are ponding water that doesn’t drain away and blisters and bubbles in the covering, across mastic asphalt, GRP fibreglass and upstands and outlets.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Battersea, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.

Where we can’t see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Useful tips for Battersea property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Check ceilings under the roof for damp patches
  • Keep outlets clear of leaves and moss
  • Check that new brackets or units haven’t damaged the covering
  • Keep people off the roof unless they need to be there

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Questions from Battersea

How do I find out if my home in Battersea is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you look at the flat roof of a hotel or office near Battersea?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Battersea, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work
  • Check pets are kept safely away

Flat roof surveys around Battersea

About 1.4 miles north lies Carlyle's House, a reminder of how long the area around Battersea has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Clapham Junction station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church such as Clapham Welsh Presbyterian Church are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. A roof leak in a hotel or guest house around Battersea means lost rooms as well as repairs.
